The Most Common Problems and The Resolutions
General Rule of Thumb
Contact your landlord(s) or their realtor/agent for any In-Unit related issues. Noted that the Management Office (ActionVest Management) does not manage or handle any in-unit maintenance or repair unless it is a pressing emergency that will affect other units or the common areas.
Elevator
Contact the Management Office during business hours if the elevator is not functioning. Maintenance will only be scheduled during business hours.
Elevator (Emergency)
If someone is trapped inside a non-functioning elevator, call 911 immediately.
Loss of Electricity (Common Areas)
If the light is out in the hallways, stairwells, foyer or exterior of the building, contact the Management Office during business hours. If there is a blackout, contact Eversource.
Loss of Electricity (In-Unit)
If it is only the unit that is affected, residents need to locate the unit’s circuit breaker panel and identify if there are any tripped switches. Circuit breaker panel is located near the kitchen within the unit. If breakers are functioning properly, contact your landlord(s) or their realtor/agent.
No Heat (In-Unit)
First, locate the zone valve and check if it is operational (it will make movement sound as the thermostat is pushed up/down). Contact neighbors see if they are also without heat. If other units are affected or the common pipes are cold, contact the Management Office. In most cases, the problem is only within your unit, the cause is likely a non-functioning valve or thermostat, the repair of which is the responsibility of the Unit Owners.
No Hot Water
First, contact the neighbors and see if they are also without hot water. If other units are also affected, contact the Management Office. In most cases, it is only an isolated issue, tenants should contact their landlord(s) or their realtor/agent and have a plumber to check on the valves of the supply lines within the unit.
Water Leak (Common Areas)
If there is a pipe leak, drain clog, or potential area flood situation in the Hallways/Laundry Room/Basement/Garage/Carport/Lobby or any common areas, contact the Management Office immediately.
Water Leak (In-Unit)
If the leak or drain clog is serious and has the potential to damage other units or the common areas, contact your landlord’s realtor/agent emergency phone number or call the Management Office immediately so that maintenance crew can be dispatched to shut off the water and minimize damage. If the leak is minor (e.g. a dripping faucet, slow leak from a fixture), Tenants should contact their landlord(s) or their realtor/agent to report the leak and Unit Owners/Agents should contact their plumber for repair.

Useful Tips
Furniture Size Limits – Please be mindful that the maximum dimensions of any furniture that can be fitted into the elevator or the stairway are 7ft x 3ft x 4ft. Do not attempt forcing any furniture larger than that size into the elevator or the stairway as it will damage electronic, alarm, light fixture etc.
- Large Item Recycling (Permit/Fee Required) – TVs, computers monitors, large printers/copiers, dehumidifiers, refrigerators, stoves, air-conditioners, water heaters, and other electronic equipment can contain hazardous material. These items require a permit for disposal. The city will offer curdside pick up these items for a small free if you call 617-635-4500 or schedule pickup on DPW website.
- Large Item Recycling (Permit Required. No Fee) – Free curdside pick up is offered for bicycles, metal desks and cabinets, grills, exercise, lawnmowers and snow-blowers. Apply a pickup permit on DPW website.
- DO NOT leave any one of the items mentioned in or around the dumpster. The waste management company will not remove them and fine maybe imposed.
Mattress and Box Springs – City of Cambridge has partnered with UTEC, a nonprofit organization serving proven-risk young adults, to provide free weekly curbside mattress and box spring recycling services. Please visit DPW website to schedule a free pick-up.
Unit Smoke/CO Detectors are not tied into the building system so they are not monitored and will not notify the Fire Department when they go off. Therefore, please check your detector battery on a yearly basis, make sure it is in working order at all time and be vigilant when it goes off.
